Design-Build

Perry-McCall has performed a large number of design-build projects in the past. This method of project delivery is rapidly becoming the preferred method of contracting projects today. There are many benefits to the owner when choosing this method.

Business Structure of Design-Build
The typical business structure of a design/build contract is between the owner and the contractor, usually the general contractor (GC). In turn, the GC hires the project design team. Selection of the design team is at the disgression of the owner or the GC. In either situation the Design-Build relationship is governed by the GC who is responsible for ensuring design compliance to the owner's requirements.

One Contract to Manage
Under traditional methods (hard bid) and using the Construction Manager (CM) method, owners are required to negotiate and manage both the architect's and contractor's agreements and contracts. In many projects this may be preferred, however there are cases where the design-build method would provide owner needs such as a quick delivery schedule or a greater degree of project control. In these instances, the preferred choice for project delivery would be design-build. Benefits of using this method are:

  • Less contract management on the part of the owner
  • Faster project delivery
  • Greater project involvement
  • Excellent value enhancement and engineering opportunities
  • Quality level does not drop
  • Cost control is excellent
  • Early project cost projections
  • Guaranteed maximum price for the project
