Construction Management

A traditional method of construction delivery up to today is when plans and specifications are produced ahead of entering a contract with the General Contractor (GC). The selection process is usually done by providing plans and specifications to several contractors and receiving their bids and contracting with the lowest bidder.

This method of bidding construction projects has been in effect for many years and is still popular today, however, with the advent of new materials and systems, there has been a great need by owners who were developing more and more complicated buildings to receive input from the GC regarding current costs, methods and scheduling of the project.

Nearly 10 years ago a new contract method of construction delivery was developed called the Construction Management (CM) Method. This method of construction delivery allows the selection of the GC to be done shortly after the design consultant is selected. Selection of the GC is usually done by qualifications and not by bid, meaning that a company would be selected for their ability to perform the job well, not necessarily by being the lowest bidder. By being selected early in the design process, the GC can perform a number of pre-construction services for the owner that improves the quality, value and schedule of the project.

  • Certifying the Guaranteed Maximum Price (GMP) (the true cost to build – a great value to the owner)
